By making a booking, you agree to the following terms and conditions.

Check-in & Check-out:

• Check-in begins on the first day of your reservation. If the room or cottage was occupied the night before your check-in date, you may only check in after 12:30 PM.

• Check-out is at 11:00 AM on the last day of your reservation. Please contact the Reception for late check-out, subject to availability.

• Early Check-in or Late Checkout requests are subject to availability and may incur additional charges. Arrivals before 8:00 AM will be charged from the previous night.

Booking and Payment:

• A 50% advance payment of the total stay is required to confirm your booking. If no advance payment is made, rooms/cottages will be provisionally held and allocated only if available upon your arrival. Priority will be given to those who pay in advance.

Identification Requirement:

• Foreign nationals are required to present their original passport at check-in. Without a passport, guests will not be allowed to check in.

• Indian citizens must present valid ID proof with an address. A PAN card will not be accepted as valid identification.

Children Policy:

• Children above 8 years will be considered adults and will be charged as extra persons.

Cancellation Policy:

• Cancellations or changes in arrival dates must be submitted in writing. In case of a no-show, the resort reserves the right to charge retention.

• Cancellation fees:

  • 21 days before arrival: 100% refund

  • 15 to 20 days before arrival: 50% of the total stay will be charged as retention

  • 14 days or less before arrival: No refund

  • No refund will be provided for early checkouts before the booked duration of stay.

  • For bookings made in December, January, or February, no refund will be provided.

Tariffs & Taxes:

• Hotel tariffs and other prices are subject to change without prior notice.

• Taxes as per government notification will be applicable on the published tariff.

Resort Policies:

• Entry to the resort is at the discretion of the hotel authority. The resort reserves the right to deny admission.

• We reserve the right to update any brochure or website information before or after your booking due to unforeseen circumstances. We will notify you of any changes if informed well in advance.

• Guests are advised to carefully review the information and photos provided on our website regarding tariffs, facilities, and location before making a payment.

Arbitration:

• Any claims or disputes will be resolved through a Sole Arbitrator nominated by the resort. Arbitration will take place within the Varkala jurisdiction.

Additional Notes:

• Please inform us before and after making any payment. We may not be aware of your deposit until you inform us.

• Room Service is available upon request. Kindly leave your room key at the reception for this service.

• Smoking is not permitted inside the rooms. We appreciate your cooperation.
